Painters in Washington Heights, Manhattan (10032, 10033, 10040)
Paint Squad NYC is a painting, floors, and renovation crew that works across upper Manhattan, so Washington Heights isn’t just a name on our service list. It’s part of our core area. We paint and refinish floors in prewar co-ops, walk-ups, and elevator buildings across 10032, 10033, and 10040, and we handle the building side too: the COI naming your building and managing agent, the elevator booking, the posted hours, and a scope of work your board or managing agent can approve.
Why Hire a Crew That Works in the Heights Every Week
- Quotes from your photos, not a crosstown appointment. Send photos, a short video or a floor plan and get a detailed written quote within 24 hours, and our uptown crew coordinates directly with your super.
- We know how uptown buildings run. One elevator shared by residents and contractors, a super who may cover more than one building, or a volunteer co-op board instead of a managing agent. We plan around all of it.
- One crew for paint and floors. Walls, ceilings, trim, and floor refinishing on one schedule, one COI, and one scope.
- Paperwork boards can approve. We’re experienced with co-ops, condos, boards, and managing agents, and we write clear scopes of work and detailed proposals they can sign off on.
Washington Heights Housing, and What It Means for Your Paint Job
Most of Washington Heights was built out in the early twentieth century, after the subway reached upper Manhattan, and it runs from 155th Street up to Dyckman Street. The result is a neighborhood that’s mostly prewar, mostly masonry, and mostly apartments. Each building type needs a slightly different plan.
Prewar elevator buildings on the avenues
Along Riverside Drive, Fort Washington Avenue, Broadway, and St. Nicholas Avenue you’ll find large prewar elevator buildings. Inside, expect plaster walls carrying decades of paint, crown and picture-rail moldings, radiators under the windows, and ceilings taller than in a newer building. The finish depends on the prep: cutting out and refilling cracks, skim coating plaster that has gone wavy, and priming every patch so it doesn’t show through the final coat. Here’s how we decide between patching, skim coating, and replacing prewar plaster, and how to pick matte, eggshell or satin for prewar walls.
Walk-ups on the side streets
Five- and six-story walk-ups line many of the side streets between the avenues. No elevator changes the job. Every ladder, drop cloth, and gallon goes up the stairs, and every bag of debris comes back down. We protect the stair treads and the landing outside your door, carry out our own debris, and work around neighbors coming and going. We account for the stairs in the quote, so they don’t turn into a surprise later.
Co-ops, including HDFC co-ops
The Heights has a lot of co-ops, from converted rental buildings to limited-equity HDFC co-ops. Some have a professional managing agent. Many smaller ones are run by a volunteer board. When the board itself approves contractors, a plain-English scope and a COI that matches the building’s requirements matter even more, because the people reviewing your package are neighbors with day jobs. Here’s what goes in a co-op board approval package.
Historic districts
Parts of the neighborhood sit inside designated historic districts, including Audubon Park, near Broadway and Riverside Drive in the 150s, and Jumel Terrace, around the Morris-Jumel Mansion and Sylvan Terrace. Landmark rules focus mainly on what’s visible from the street. For interior painting and floors, your building’s own rules and management set the terms.
Paint and Floors From One Crew
Painting and floor work overlap: the same baseboards, the same furniture, the same elevator reservation. Doing both with one crew means one schedule, one COI, and one person to call.
- Interior painting: walls, ceilings, trim, doors, and radiators, plus plaster repair, skim coating, and color changes.
- Floor refinishing: sanding and refinishing oak strip and parquet floors, stain, finish coats, and spot board repairs.
- Floor installation: new hardwood or engineered flooring where your building allows it.
The order we usually work in
- Plaster repair and prep, so dust and patching happen before anything is finished.
- Ceilings, walls, trim, and doors.
- Floors last, so ladders and drips never touch a fresh floor finish.
- Baseboard touch-ups after the final floor coat.
Refinishing floors in a walk-up
Floor sanders, edgers, and finish all go up the same stairs as everything else. We plan the sanding days with dust control, and we schedule the finish coats so you know exactly which rooms are off-limits and when. In a building with tight stairwells, we tell you up front if your stairs limit what equipment can come up.
Building Logistics We Handle in Washington Heights
- The super. We check in before day one to confirm access, where we can stage, and the elevator window if there is one.
- Elevators. Larger buildings may have a service elevator you reserve through management. Many Heights buildings have a single elevator that gets padded for contractor use during set hours. We book it, pad it as the building requires, and stay inside the window.
- Posted work hours. We work the hours your house rules allow. No early starts, late finishes, or weekends unless the building approves them in writing.
- COIs. We’re insured and provide COIs naming your building or co-op and the managing agent as required. See how we handle COIs.
- Hallway and floor protection. Protection runs from the elevator or stairs to your door, and we clean the hallway daily.
- Alteration agreements. If your building treats floor installation or plaster work as an alteration, we supply the contractor side: COI, scope, proposal, and schedule.
- Moving in? If you’re painting between closing or lease start and your movers, here’s our move-in painting timeline for NYC apartments.
- Renting? Check what your lease and the city’s three-year repaint rule say first: can you paint your apartment in NYC.

Frequently Asked Questions
Do you work in Washington Heights?
Yes. Washington Heights is part of our core area, along with Inwood, Hudson Heights, and the rest of upper Manhattan.
Do you paint apartments in walk-up buildings?
Yes. We carry everything up and every bag of debris down, protect the stairs and landing outside your door, and account for the stairs in the quote so there are no surprises.
Can you paint and refinish my floors in the same job?
Yes. One crew does both. We usually paint first and refinish the floors last, then touch up the baseboards after the final floor coat. You get one schedule, one COI, and one scope.
My building is an HDFC co-op with a volunteer board. Can you work with that?
Yes. We send the board the same package a managing agent would get: a COI that matches the building’s requirements, a clear scope of work, a detailed proposal, and a schedule that fits the house rules. We write it so a board member who has never seen your apartment understands the job.
Will you provide a COI for my building?
Yes. We’re insured and provide COIs naming your building or co-op and the managing agent as required. Send us the building’s insurance requirements and we’ll match the names exactly.
Is my building in a historic district a problem for interior painting?
Usually not. Historic district rules, like those for Audubon Park and Jumel Terrace, focus mainly on exteriors. Interior painting and floor work follow your building’s own rules, so start with your managing agent or board.
How fast can you start?
You’ll have a quote within 24 hours, and defined scopes come with a 72-hour turnaround. If your building needs to approve the work first, its review time comes before the start date, so send us the building’s requirements early.
